CASE #: <br /> <br />/O <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF <br />ALPINE WOODS 2nd ADDITION; <br />CASE OF OAKWOOD LAND DEVELOPMENT <br />By:' Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for final plat approval to re-plat 5 single-family lots of <br />Alpine Woods into 7 single-family lots as a part of Alpine Woods 2nd Addition. Staff did send out notice of the sketch plan to , <br />property owners within 700 feet of the subjeetproperty. <br /> <br />Observations: <br /> <br />Oakwood Land Development is proposing to re-plat 5 lots created as part of the Alpine Woods <br />subdivision into 7 single-family lots, as a part of Alpine Woods 2"a Addition. A home that was <br />originally slated to remain after the development of Alpine Woods will now be removed, thus <br />allowing for the creation of 2 additional lots, <br /> <br />All the proposed lots meet urban single-family standards for lot width, size, and frontage on a <br />public road. The proposed boundary of Alpine Woods 2nd Addition does not include any <br />wetlands. A revised Tree Plan has been prePared for this portion of the Alpine Woods plat; a <br />revised plan will be required to include a few additional trees on the site. <br /> <br />The proposed lots will gain access ,from 1'54th Court and Vanadium Street. No changes to any of <br />the streets created with the original Alpine Woods:plat are proposed. Revised grading and utility <br />plans have been submitted for this portion of Alpine Woods, and are acceptable. <br /> <br /> <br />
