Alpine Woods 2nd Addition <br />Final Plat Review '- <br />February ! 7, 2005 <br />2of3 <br /> <br />Density Transition: Density transition requirements were satisfied with the approval of Alpine Woods. <br /> <br />Wetlands: Wetlands within the AlPine _Woods Plat have been delineated in conjunction with the <br />development of that plat. No wetlands exist .On the area proposed to be replatted as Alpine Woods 2nd' <br />addition. <br /> <br />Drainage: A grading and drainage plan has been prepared for this plat by Mark Kretchmer PE and <br />dated February 2, 2005. This plan has been reVieWed and approved. It should be noted that Lots 5 and 6 <br />of Block 1 will require a certificate of survey prior to. being granted an occupancy permit. These two lots <br />propose grades which are.less than two percent. A permit has been received 'from the LOwer Rum River <br />Water Management Organization for the Alpine WoOds subdivision. The revised plans should be <br />submitted to the WMO engineer for review under the existing permit. <br /> <br />Access to Lots: The Alpine Woodslp[at receives access from 153~d Lane NW and CSAH 57 (Sunfish <br />Lake Blvd). The newly created lots ieceive,their access from 154th Court NW and Vanadium Street. No <br />changes to the cul-de-sac are required as a pai't of Alpine Woods 2nd Addition. Staff has submitted the <br />sketch plan to Anoka County for review and. comment; the County has indicated that their comments <br />remain unchanged from the original Alpine Woods Plat. : <br /> <br />Utilities: Sewer and water laterals have been installed to service this property in accordance with the <br />approved plat of Alpine Woods. This proposed plat will require the addition of two new service laterals <br />to service Lots 2 and 4, and the existing hydrant located on the end. of 154~ Court will need to be <br />relocated. Plans for these Utility modificationS have been submitted and approved. The Developer will <br />need to pay sewer and water trunk charges of $5,924.00 on the additional two lots crea~ed by this <br />replatting, in addition to the costs associated with the service taps and restoration work. <br /> <br />Park Dedication: Park dedication for AlPine Woods was satisfied with a cash Payment. The Park <br />Commission recommended that Park DedicatiOn for Alpine Woods 2nd Addition also be satisfied with a <br />cash payment. A total of $4,400.00 ($2,200.00/lo0 is required prio~ to.release of the fina! plat for <br />recording. <br /> <br />Trail Fee: Trail Fees fbr the two additional lots '($1,100.00, for $550.00/Iot) must be paid for new lots <br />created prior to release of the final plat for recording. <br /> <br />Stormwater Management Fee: Stom~water Management Fees for the two additional lots must be paid <br />prior to the release of the final plat for recording. A total of $768.00 ($384.00/Iot) is required prior to <br />release of the final plat for recording. <br /> <br /> <br />
