The parking facility will maintain a 20~ seParation from the future retail to the north and 10' setback from ~the future serVice drive and the westerly property line (at full build out). The stairtower on :thes°uth side of the facility abuts the property line and the foundf¢ion for!the stairtower will encroach into the right-Of. way approximately 3 feet. ~hisencr°aChment will not impact the street/sidewalk system. : · Building The structure is designed to be ~;ontst?ucted in two phases. The first phase will be 4 levels 630 stalls~ The second pha~e w!ll_be a 4 level horizontal addition which allows the existing facility ~ remain!Open during construction. The full build out of the facility Will provide 840~Parking'~t.allsi The first phase will have 200 parking stalls designated for park .&~ ride.used,The second phase will add an additional 200 parking stalls for park ~ ride usie. The highest elements of the building are the stair/elevator towers which are 60' in height. The main parking s~ructure iS 55': in height to the top of screening. The general character of tl~e building is rbeant to be more traditional in appearance than modern, reminisce., nt of older warehouse buildings; "a warehouse for storing cars!: Preca.St!concrete infill panels will be placed between the columns. Bo~ theCOlUmns and panels will have significant depth,. and therefore will Provide ShadoW.:liPes throughout [he parking structure to avoid the flatness that often is pr~esent withlparking facilitieS. Cultured stone will be used for the first level of th.er building ia:the pedestrian areas. The primary pedestrian areas are the east and s~Uth :sides. The east side abuts the City Hall site. The materia s are c°mpaljble~vitli the City Hall, but do not duPlicate them. A pedestrian canopy runs Me length of. the building along the east side and defines a spine between Sunwood' and Civic Center Drive, continuing with the future bridge to the station I~latform.! ,The canopy is constructed of exposed steel with a galvanized Steel roof; suSperided With cables from the deck columns. The pedestrian canopy continues arOun~ the Corner t° Civic Center Drive and covers passengers as they depart,'the afterh°on bus. The stair towers are predominantly glass, bothfer v!sible safety of the users and to create recognizable landmarks for.the:facil!ty an~J Town Center. The main staid'elevator tower will be particularly visible from Highway 10, and is designed to be a regional identity for the facility, CitY Hall and Town Center in general. ~ '
