The City offers the following comments: <br /> <br />General: The site plan is Proposing!to dcvelo~ a !68,359 'square foot Municipal Center consisting of a <br />two story City Hall and one-story POliCe-' Stat[on. The Municipal Center is designed for an additional <br />story on each part of the building fog an ~dditi6na120,394 square feet. The Ramsey Municipal Center is. <br />proposed to be located in ihe RamSey T°wn ¢~ntei development at the comer of Sunwood Drive and <br />Sapphire St. <br /> <br />Zoning: The site is currently zoned: TC-I Town center Mixed Use Core. Municipal Buildings are <br />permitted uses within the TC-1 District. <br /> <br />Lot Coverage/Floor Area Ratio: -The Ramgey Municipal Center and City parking Structure will be <br />located on 5.69 acres. The TC-1 TOWn center! Mixed Use Core requires a Floor Area Ratio (F.A.R.) of <br />1.0. For this site, a F.A.R, requires ~47,856 iquare feet of building. The Ramsey Municipal Center-is <br />68,359 square feet. The City parking stmctur~ will be 207,000 square feet. The total square footage on <br />the site is 275,359 .square feet equaling a F.A.Ri of 1.11. These calculations do not include any <br />expansion of the Ramsey MunicipalI Center or the parking structure. The proposed Ramsey Municipal <br />Center in conjunction with the City parking: r .agnP will exceed the required F.A.R. of 1.0. <br /> <br />Setbacks: The proposed Town Center Zoning District has setback standards based on the principle to <br />have them serve more as ".build to"lineS ratl~r~ than traditional setbacks. This is especially important <br />for the front yard since the building pregentafion to the street is critical. The "setback" requirements <br />anticipate a minimum and~ maximu~ setback~ for: the front yard. For the TC-1 District, the minimum <br />setback is zero and the maximum ii i5 feet with at least 60% of the front faCade within the maximum <br />setback area. From review of the final site plfl:ni it appears that only 33% of the front faqade is within 5 <br />feet of the property line. Under the Town C~nter ,regulations, a variance will be required to allow for <br />the current configuration. It should! be n. oted!that ~60% of the front fagade is located within 18 feet of <br /> <br /> <br />
