The sketch planconSis, ts of one (1) sheet prepared by Passe Engineering, <br />Inc. dated December 1,2004. We: offer the following comments: <br /> <br />General: The submitted major subdivisiOn prOposes to develop the St. Anthony Gun Club <br />property, which totals 102 acres, with 165 single family residential lots served by sanitary sewer <br />and municipal water. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Reserve Area. The <br />development of the property with municipal water and Sanitary sewer is dependent upon the <br />outcome of the current ComprehensiVe Plan amendment under consideration for the extension of <br />urban services to the north. This 'review letter .will evaluate the proposal based on R-1 urban <br />single-family standards. <br /> <br />Lot Sizes: The current minimum lot size 'in the R-1 MUSA is' 10,800 square feet. Compliance <br />with the minimum lot size requirements must be verified on the 'preliminary plat. <br /> <br />Density: The R-1 Residential regulations for the MUSA area allows a net density of 3 units per <br />acre. The gross density is approximately 1.6. units per acre. The net density, with wetlands <br />factored out, is 2.2 units per acre. The preliminary plat should confirm the net density with <br />wetlands l'hctored out of the acreage.. <br /> <br />Lot Dimensions: Verification that all of the proposed lots contain at least 80 feet of f¥ontage <br />( 100 feet fbr comer lots) on a public road must be shown on the preliminary plat. <br /> <br /> <br />
