The subject property is generally.located west of Nowthen Blvd and south of Trott
Brook.

Zoning: The property is. zoned R, 1 ReSidential and is located in the Rural Developing Al'ea. The
development of the property with municipal sewer and water is dependent upon the outcome of.' ,.
the current Comprehensive Plan amendment under conSideration for the extension of urban
services to the north. This revieTM letter will evaluate the proposal based on R-1 urban single-
family standards. The portion of the property adjacent to Trott Brook is also subject to Scenic
River and Shoreland Management requirements.

Lot Sizes: The current minimum lot size in. the R-I MUSA is 10,800 square feet.
