The whole development site is 51.91 acres. February 25, 2005 <br /> <br />Notification: <br /> <br />In accordance with State Statute and City COde, residents within 700 feet of the subject proPerty <br />were notified of the preliminary plat. <br /> <br />Observations: <br /> <br />The preliminary plat and site plan review have been Combined into one Staff Review Letter and <br />Case Cover Sheet, <br /> <br />Zoning and Density. The preliminary plat proposes to develop 178 townhomes and 19 single- <br />family lots. The subject property has 2 different land use ,designations: Medium-Density <br />Residential (R-2 and proposed PUD). and:Mixed Use (Town Center - TC4a). The Medium- <br />Density portion of the plat is 44.2I acres (including the 1st and 2"a Additions) with a net density <br />of 6.85 units per acre (allowable is 7 units .per acre). The Mixed-Use portion of the plat is 7.83 <br />acres and has a net density of 9.9 units per acre (allowable is 10 units per acre). <br /> <br />Setbacks and Lot Standards. SetbackS and lot standards also vary across the plat. In Zone A, there <br />are 8 townhouse units that do not meet setback requirements from the private roads and/or public <br />street right of way. Most of the single-family lots do not meet R-1 Residential standards for lot <br />width and area, though this deviation is permissible if the request to rezone this portion of the <br />plat to PUD is approved. In Zone B, 23' townhouse units do not meet setback reqUirement from <br />the private roads and/or public street right of way. The site plan and/or preliminary plat will need <br />to be revised to meet these standards.
