CASE <br /> <br /> PUBLIC HEARING <br /> REQUEST TO REZONE CERTAIN PROPERTY <br />FROM R-2 MEDIUM.DENSITY RESIDENTIAL TO PUD; <br />CASE OF BRIGHTKEYS, INC. <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />Brightkeys, Inc. has requested that the City cOnsider rezoning a Portion of their'property from R- <br />2 Medium Density Residential to Planned Unit-Development (PUD) in order to allow for a <br />combination of single-family lots: and townhomes, as a part of Town Center Gardens 3ra <br />Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat of Town Center Gardens 3ra Addition <br />c) Proposed Findings of Fact : <br /> <br />Notification: <br /> <br />State statute requires that property owners within: 350 feet of the subject property be notified of <br />the public hearing. Notice was sent out to proPerty owners within 700 feet of the SUbject <br />Property. <br /> <br />Observations: <br /> <br />During sketch plan review of Town Center Gardens 3rd Addition, the Planning Commission and <br />City Council directed the developer to allow for ia combination of townhouse and single-family <br />lots in the northeastern portion of the plati The primary reason for this was to provide some <br />buffering between the townhouse units and the existing single-family lots north of 149th Avenue. <br /> <br />This portion of the plat needs to be rezoned to PUD to allow for this combination of single- <br />family lots and townhouse units. The land use designation for this portion is Medium-Density <br />Residential, as shown in the City's Comprehensive Plan. A Comprehensive Plan Amendment is <br />not required to rezone this portion of the propertyto PUD. <br /> <br /> <br />
