Case #4: <br /> <br />Request For Sketch Plan Review Of Stanhope Terrace; Case of <br />Marie Skiba: <br /> <br />Tom and Marie S~ba were present requesting sketch plan review of the proposed Stanhope <br />Terrace. <br /> <br />The Commission reviewed the sketch plan and discussed the need for an access to the <br />north, planning for controlled traffic flow through coordination of streets with existing and <br />future surrounding development and a variance to cul-de-sac length. Commissioner <br />Deemer and Mr. Banwart were of the opinion that the proposed plat could be reconfigured <br />to eliminate the need for a variance to cul-de-sac length. The Commission suggested that <br />the Skiba's contac:t the owners of adjacent undeveloped land to coordinate plans for street <br />alignments. <br /> <br />Motion by Commissioner Bawden and seconded by Commissioner LaDue to grant a <br />variance to cul-de-sac length in the proposed subdivision of Stanhope Terrace. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Deemer, Bawden and Shumway. Voting No: None. Absent: Commissioner Terry. <br /> <br />Motion by Commissioner LaDue and seconded by Commissioner Hendriksen to approve <br />the sketch plan for Stanhope Terrace; recommend that the developer proceed to preliminary <br />plat stage; and direct the developer to reconfigure street alignments to provide an access to <br />the north, align with Juniper Ridge Drive to the south and coordinate with future plans for <br />undeveloped surrounding property. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Hendriksen, LaDue, <br />Bawden, Deemer and Shumway. Voting No: None. Absent: Commissioner Terry. <br /> <br />Case #5: <br /> <br />Request For Sketch Plan Review Of Rum River Bluff Addition; <br />Case Of Jack Miller: <br /> <br />Mr. Jack Miller, and his engineer Greg Frank, were present requesting sketch plan review <br />of Rum River Bluff. Mr. Frank noted that the intent of designing the plat with cul-de-sacs <br />is to maintain this as a somewhat private subdivision without a lot of interface with <br />surrounding subdivisions. The developer has been negotiating park dedication <br />requirements with the Park Commission; the discussion has looked at the possibility of <br />dedicating some private and public open space, including an island. <br /> <br />The Commission reviewed the sketch plan and the Cit3, En~neer's report dated October 31, <br />1989. <br /> <br />Commissioner Hendriksen noted that streets in Stanhope River Hills and Rum Acres <br />Estates were constructed to the property boundaries of the proposed Rum River Bluff for <br />cohesive future development in this area and those plans should be integrated into the Rum <br />River Bluff plat.
