Tl:ie pa/king structure is proposed to be built in two <br />phases. The first phase wili~ occur,in i2005: and construct 590 stalls. The secC~nd phase <br />will occur in 2009 and is prOpoSed t.° construct an additional 210 stalls. The parking <br />structure will serve the par~g need~ for the Town Center core, the adjacent Ramsey <br />Municipal Center, and present and fu~,re transit services (Park and Ride, Northstar, etc.) <br />The structure will be located on Civic Center Drive with an access from Sunwood Drive. <br /> <br />The following items are end0sed for your information: <br /> <br /> a) Site location map <br /> b) Site Plan <br /> c) Color ElevationS (inelud~'d in Packet, separate from case) <br /> d) Planrfing Commission MeetingMinutes dated February 4, 2005 <br /> e) City Staffreviaw letter dated January 28, 2005 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing therefore no notice was sent out. <br /> <br />Observations: <br /> <br />The need for structured parking ;within the TOwn Center was identified early in the planning <br />process as being critical. The utilization 6fparking structures, while costly, will dramatically <br />reduce the need for surface parking in th~ Tom Center Core and allow for buildings to be <br />dense and vertical. The use of parking structures also provides for a more pedestrian friendly <br />experience in the core~ <br /> <br />The site is currently zoned TC-I ToWn Center Mixed Use Core. Municipal facilities are <br />a permitted use. <br /> <br />The Ramsey Municipal Centerand City p'.arking structure will be located on 5.69 acres. The <br />TC- 1 Town Center Mixed use Core requires a Floor Area Ratio (F.A.R.) of 1.0. For this <br />site, a F.A.R. requires 247,856 ;square feet: of bUilding. The Ramsey Municipal Center is <br />68,359 square feet. The City parking stmgmreiwill be 254,000 square feet at full build-out <br />(200,000 SF Phase I, 54,000 SF ?hase II)i. The total square footage on the site is 322,359 <br />square feet equaling a F.A.R. of 1.3, which eXceeds the required F.A.R. 'These calculations <br />do not include any further exPansiOn of the .Ramsey Municipal Center or the parking <br />structure. <br /> <br /> <br />
