He inquired about tlle notification process of people surrounding this property. <br />He stated he has received severa! calls from cOnstituents that did not hear this sketch plan would <br />be coming forward again. <br /> <br />HRA Executive Director Frolik explained City Code requires notification for sketch plan review <br />at the Planning Commission. It has been left Up ~o the residents to follow up on the case if they <br />are interested. The next public hearing for this~ case will be at preliminary plat approval. <br /> <br />Councilmember Olson commented she likes the idea of the detached townhouses better than the <br />single-family lots on this particular piece-of land. A single lot maintained by an association. <br />wou Id enable the preservation of the quality and integrity of this wetland area. <br /> <br />Mayor Gamec inquired about the distance between the homes. <br /> <br />Mr. Napier replied the distance between the detached townhomes would be 15 feet. The distance <br />between the single-family homes would be 16 feet. <br /> <br />Councihnember Cook stated it wOuld be best to have an association maintain the yards with one <br />entity working next to the wetland, rather than each individual household deciding how they will <br />mow into the wetland. <br /> <br />Mayor Gamec expressed concern with single-family homes backing up to the wetlands, as there <br />are several cases now with backyards flooding. <br /> <br />Associate Planner Wald recapped the following direction from the Council: · Look at the density and the open space. <br /> · Look into lots 24, 25 and 26 being reduced to two, rather than three lots. <br /> · Look at lots 8, 9, 10 and 11. <br /> · Look at lots 36, 37 and 38. <br /> · Research the Potassium Streetlissue and the construction issues and concerns associated <br /> with this. <br /> <br />City CoUncil/February 22, 2005 <br /> Page 15 iof 31 <br /> <br /> <br />
