CASE <br /> <br />SKETCH PLAN REVIEW FOR-SWEET BAY RIDGE <br /> BY: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />Oakwood Land Development has submitted sketch plans for Sweet Bay Ridge, the former St. <br />Anthony Gun Club Property. This project Was submitted in January with the note that it was <br />tabled by the Planning Commission until the March 2005 meeting. This development is in the <br />Trott Brook Recreation District,. This Project will require a comprehensive plan amendment. <br />The Planning Commission case summary is attached which details the. comprehensive plan <br />amendment process. The Commissioners were asked at the January meeting to evaluate the <br />existing park amenities in this district andthe adjacent districts and recommend new or <br />innovative park features that can be passed, on to the developer. <br /> <br />Observation: <br /> <br />The St. Anthony Gun Club Property is 102 acres with a density of 2.2 acres. Land only <br />dedication would require 10.2 acres. 'St. Anthony Gun Club is immediately east of Central <br />Park. The master trail plan shows proposed trails along Variolite Street and traversing the site <br />east to west along County Ditch 66, The east'west trail will connect Central Park and Elmcrest <br />Park and should be sited adjacent to the creek where ever possible in this development. These <br />trails must be incorporated in the preliminary plat. <br /> <br />Precedent has been to make the formal park dedication after the preliminai-y plat has been <br />submitted. This is definitely prudent at this stage since the plans are changing. <br /> <br />Staff RecommendatiOn: <br /> <br />The Commission should bring forward' their ideas for needed improvements in the Trott Brook <br />Recreation District so that they can be given to the developer for inclusion in the plans. <br /> <br />Commission Action: <br /> <br />Based upon discussion. <br /> <br />Reviewed by: <br />Assistant Director Public Works <br />Parks/Utilities Supervisor <br /> <br />Copies to: r <br />Oakwood Land Development <br /> <br />P&R: 03/10/05 <br /> <br />25 <br /> <br /> <br />
