Dir. <br /> <br />Background: <br /> <br />Oakwood Land Development has applied for sketch plan approval of Sweet Bay Ridge to <br />develop 165 urban service single family-residential lots on the site of the property generally <br />known as the St. Anthony Gun Club. <br /> <br />The following items are enclosed for your information: <br /> <br />a) .Site location map <br />b) Sketch plan <br />c) Planning Commission meeting minutes dated January 6, 2005 <br />d) City Smffreview letter dated December 29, 2004 <br /> <br />Notification: <br /> <br />No public hearing is required at the sketch plan stage of a plat. However, City Council recently <br />adopted a policy requiting notification of a proposed subdivision be sent out to residents within <br />350 feet of the Subject property during sketch pl~ submittal. Staff attempted to .notify property <br />owners within 700 feet of the subject property when the sketch plan was first presented to the <br />Planning Commission in January. <br /> <br />Observations' <br /> <br />Oakwood Land Development is proposing to create 165 urban single-family lots on 102 acres <br />generally known as the St. Anthony Gun Club, located on the east side of Variolite Street. The <br />property is currently located in the R-1 Rural Reserve district and the minimum lot size is 10 <br />acres. If the property is approved for development with urban services, the net density allowed <br />under R- 1 is 3 units per acre. The sketch plan reflects a gross density of 1.6. un/ts per acre; and a <br />net density of 2.2 units per acre with wetlands factored out. All of the proposed lots appear to <br />meet urban single-family standards for lot width, size, and frontage on a public road. <br /> <br />There are substantial wetlands on the proposed plat 'that Will need to be delineated and <br />encumbered with drainage and utility easements on the preliminary and final plats. The grading <br />and drainage, plan wi[i have to be reviewed and approved by-the .Lower Rum River Water <br />Management Organization (LRRWIvlO).
