CASE <br /> <br /> CONSIDER PARK DEDICATION FOR .TOWN CENTER GARDENS 3~ ADDITION <br /> PRELIMINARY PLAT <br /> BY: Leonard Lintoa, Civil Engineer <br />Background: ~ <br /> <br />Brightkeys Development has submitted the preliminary plat for Ramsey Town Center 3rd <br />addition. The development is located north ' of Bunker Lake Boulevard and west of Ramsey <br />Boulevard, adjacent to the previous phases of the project. The sketch plan was submitted to the <br />Planning Commission in August 2004.. It 'was not accepted. The developer worked with staff <br />and residents to address the concerns raised.at the meeting. A revised sketch plan was <br />submitted in January 2005. This sketch plan was approved and this preliminary plat reflects <br />the approved sketch plan. The Planning Commission case and exhibits are attached. <br /> <br />Observation: <br /> <br />The proposed improvementS cover 33 acres iof the 52 acre site. The proposed development <br />will have 178 townhomes and 19 single family units. The developer is prOposing meeting the <br />park dedication through a cash contribution. The site is adjaCent to Ramsey Town Center <br />which is creating several large parks. City policy was recently changed to require sidewalks or <br />trails on both sides of the primary Streets~ in townhouse developments. The proposed plans <br />reflect this policY change. The development includes several areas that can be used for <br />recreation. The development is in the Greenland Hills Recreation District, which also includes <br />Ramsey Town Center. <br /> <br />The configuration of the units along the west property line is subject to change, the City State <br />Aid street plan shows extending Variolite Street from Alpine Drive to Bunker Lake Boulevard. <br />The connection to Bunker Lake Boulevard is just west of .this parcel on the Ramsey Town <br />Center Property. Bfightkeys and Ramsay Town Center, LLC have been meeting to work out <br />the alignment of this new street. The preliminary plat will not be approved by the Council <br />until this street alignment issue is resolved. <br /> <br />Cash dedication for townhomes and single family residences is $22007unit, which is $433,400. <br />The trail fees are $550/unit which is $108,350. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends accepting the proposed park and trail dedications,, noting that the exact <br />amount of the dedication will reflect ihe final number of units approved. <br /> <br />37 <br /> <br /> <br />
