Civil Engineer II Linton showed on the map where County Ditch 66 was located. <br /> Parks/Utilities Supervisor Riverblood stated on this plat, he spoke to the developers engineer <br /> and mentioned this was in the plat and would be advisable to include this because the <br /> Commission would probably want this. <br /> Chair Johns stated with Central Park being_so close, amenities would be included there instead <br /> of across from there. <br /> Civil Engineer II Linton explained the Gun Club would require a Comprehensive Plan <br /> Amendment. <br /> Commissioner Shryock asked what the expected expansion of MUSA is. <br /> Civil Engineer II Linton explained what expansion would be needed. <br /> Commissioner Shryock stated there is mention of a trail from Variolite towards Central Park <br /> and she thought this would be a good idea if the density is approved because that is a pretty <br /> dense development and it would be useful to have a trail there. <br /> Commissioner Olds noted because this is substantially surrounded by wetlands, they should <br /> look at delineation for the trail so they do not run into problems that may come up. <br /> Case#2: Recommend Park Dedication for Brookfield Addition <br /> Parks/Utilities Supervisor Riverblood stated:the purpose of this case is to recommend Park <br /> Dedication for the proposed 179-acre site west of•Nowthen Boulevard and south of Trott Brook. <br /> This urban development proposes 235 single-family lots. On January 6th, 2005, the Planning <br /> Commission tabled this proposed plat pending a Comprehensive Plan amendment,which is <br /> mentioned below. <br /> This plat is somewhat unique as the urban densities are predicated on a Comprehensive Plan <br /> amendment (which is in process). The other'aspect is that staff has been working with the <br /> property owner to secure a conservation and trail easement parallel to Trott Brook prior to this <br /> sketch plan submittal. This is as part of the Trott Brook Greenway project that was funded by the <br /> state legislature. The owner has agreed to the conveyance of an easement that covers the easterly. <br /> three fifths of that property adjacent to the brook:'And further, there will be an Environmental <br /> Assessment Worksheet analysis performed as well. <br /> Park Dedication at a minimum 10% land dedication would be 17.9 acres, or$2,200 per lot <br /> approved. For this particular plat, staff may be recommending a cash contribution. The <br /> proposed Brookfield addition is nearly equidistance from several park spaces if existing and _ <br /> future streets and trails are considered. Notably;Central,Elmcrest, Titterud, and Fox Parks. <br /> These parks will provide a diversity of recreation and are a mile or so away. Plus,in the future a <br /> sixth community-type park maybe considered north of Trott Brook.
