Voting Yes: Vice Chair Johns, Commissioners LaMere, Olds, Rolfe, and <br />Shryock. Voting No: None. Absent: Chairperson Cook, Commissioner Ostrum. <br /> <br />COMMISSION BUSINESS <br /> <br />Case #1 Recommend Park Dedication for Evergreen Point Townhomes <br /> <br />Parks/Utilities Supervisor Boos noted the Park and Recreation Commission has reviewed this <br />project previously. He explained the parcel is approximately 24 acres in size, and west of T.H. <br />#47 and north of Alpine Drive. The proposal is to develop townhomes, and has received approval <br />from the Planning Commission to proceed to preliminary plat stage. Minor modifications have <br />been made to satisfy setback concerns. He stated the Park and Recreation Commission noted in <br />January that there is no land that is dedicated for park. He added, the Commission felt there were <br />a number of parks in the area that would fulfill the needs of the area, as well as the elementary <br />school. He stated the focus seemed to be on trails. <br /> <br />Garry Rudy, applicant, stated he met with Community Development Director Frolik that day and <br />together, they decided to make some changes. He described one change to the road that <br />originally would be a connecting road, and a private road. That road will now be a public street, <br />and will have a cul-de-sac. He said they do want to create greenspace, as it will afford them more <br />room in the back where the cul-de-sac is. He stated the trail system will connect through their <br />project. He said they would like to preserve the residents’ privacy and give people amenities such <br />as a gazebo, benches, or picnic tables. <br /> <br />Mr. Rudy explained what was previously proposed as a private road, will now be a cul-de-sac <br />from the east. He further explained that where the road is now will be the entrance to the cul-de- <br />sac. <br /> <br />Commissioner Olds questioned if the townhomes located near the termination of Germanium will <br />be rotated. <br /> <br />Mr. Rudy responded they will. He added a couple townhomes may need to be omitted, but this <br />configuration will fit better. He further explained Fluorine Street will be straightened out. He <br />said two of the units against the wetlands will be omitted from one side, and moved to the other <br />side. He stated he is doing everything possible to comply with the City’s regulations, and if they <br />do, they will meet the 25-foot setback ordinance. <br /> <br />Commissioner Olds asked if Germanium Street will terminate in a cul-de-sac or whether it will <br />continue to the west. <br /> <br />Mr. Rudy replied it will continue to the west.
