However, Staff and the applicant would like to hear the Planning Commission’s <br />comments concerning the proposed site plan prior to the motion to table. <br /> <br />Kathy Anderson, architect representing National Growth, LLC, provided a presentation regarding <br />the concept plan for the proposed Assissi Restaurant/Nightclub including the following aspects: <br /> <br /> <br />Deli market <br /> <br /> <br />Lunchtime restaurant <br /> <br /> <br />Curbside pickup <br /> <br /> <br />Nightclub <br /> <br /> <br />Flame Tower/Water Tower <br /> <br /> <br />Rooftop with bar, fireplaces, grills, outdoor movies/cinemas <br /> <br />Ms. Anderson indicated a landscape plan is not being presented at this time, as she would like to <br />work closely with the individual planning the streetscape for the area. <br /> <br />Abed Lawabni, 16251 Royal Road, stated there was extensive market research conducted on the <br />concept for Assissi Restaurant/Nightclub. He provided an overview of the concept for Assissi <br />Restaurant/Nightclub including the following information: <br /> <br /> <br />Restaurant with Italian cuisine: somewhat on the high end, but with casual prices; buffet <br />style served by the chef; waitresses serving drinks <br /> <br /> <br />Transition to a nightclub at about 11:00 p.m. including dry nights for teens and music on <br />Sunday nights for Christians <br /> <br />Chairperson Nixt stated the Assissi Restaurant/Nightclub sounds like a very exciting concept. He <br />questioned staff on the recommendation to table the application. <br /> <br />Associate Planner Dalnes replied last week the three issues outlined in the staff report were the <br />primary concerns. The applicant has done a good job of addressing those concerns through the <br />revised site plan presented tonight. Engineering still has some concern with the valet area. She <br />explained the streetscape is an important piece that needs to be included in the detail requested by <br />staff. <br /> <br />Ms. Anderson stated there will be minimal streetscape on the side of the restaurant/nightclub, as it <br />is being built up to the property lines. Most of the streetscape will be in the public area. <br /> <br />Chairperson Nixt stated this is one of the most detailed site plans he has seen. He suggested they <br />should be able to proceed, rather than getting overly hung up on looking at every qualifier. <br />Ms. Anderson explained the sketch plan did not include any information regarding the patio area <br />when they met with the technical advisory committee. The committee stressed the importance of <br />this information, which is why the information has been presented regarding the patio tonight. <br /> <br />Chairperson Nixt questioned if the plan is deficient in any of the bulleted architectural standards <br />on the first page of the Staff Review Letter. <br /> <br /> <br />Planning Commission/November 3, 2005 <br />Page 25 of 27 <br /> <br />
