Our Mistioi}: To work together to reipoiibly grew our comma nityr, and to provide quality, cent-oliBcdwe, and efficient government services. <br />CC Regular Session <br />Meeting Date: 05/28/2019 <br />Submitted For: Tim Gladhill, Community Development <br />By: Eric Maass, Community Development <br />4. 7. <br />Information <br />Title: <br />Adopt Resolution #19-120 Approving Final Plat and Development Agreement for Riverstone 3rd Addition as well <br />as granting a One year extension for the Riverstone Preliminary Plat (Project #19-103): Case of Capstone Homes. <br />Purpose/Background: <br />The purpose of this case is to consider a Final Plat and Development Agreement for Riverstone 3rd Addition, the <br />third phase of an overall 293 lot residential subdivision. <br />Notification: <br />Notification is not required for this request. <br />Observations/Alternatives: <br />The current request would approve an additional 34 lots within the Riverstone Development. The Final Plat as <br />provided is consistent with the approved preliminary plat with specific plan review comments included in the <br />change marks memo from ProjectDox, the City's online plan review system. <br />Alternatives <br />Alternative 1: Adopt Resolution #19-120 approving Final Plat and Development Agreement for Riverstone 3rd <br />addition. <br />Alternative 2: Do not adopt Resolution #19-120 approving Final Plat and Development Agreement for Riverstone <br />3rd addition. The Final Plat is consistent with Preliminary Plat Approval, giving limited ability to deny this <br />application. <br />Funding Source: <br />All costs associated with processing the request are the responsibility of the Applicant. There are no City funds <br />associated with this current request (it is noted that the City previously participated in the cost of upgrading <br />infrastructure for Puma Street to facilitate this and other adjacent projects). <br />Recommendation: <br />Staff recommends approval of the Final Plat as proposed by Capstone Homes (Riverstone Land, LLC) as well as <br />approval of the propsed Development Agreement for Riverstone 3rd Addition and a one year extension to the <br />Riverstone Preliminary Plat. <br />Action: <br />
