Citizen Input <br />Joe Galindo, 15645 Traprock St, stated that he has been at his home for almost 40 years. He <br />explained that the development still operates under protective covenants. He provided information <br />on an accessory building(s) that he has on his property which matches his home. He stated that <br />Mr. Couch needs the building to help store his items. He stated that the only issue that he would <br />have with the request is the height of the building, as 32 feet is a tall building. He believed that <br />this could be built to a lower height, suggesting eight to ten feet lower. <br />Chairperson Bauer referenced two emails received from Ronald Bovine that will be entered into <br />the record. <br />Chairperson Bauer asked if the Commission could recommend approval of the Conditional Use <br />Permit with the lower height. <br />City Planner McGuire Brigl confirmed that the Conditional Use Permit could be approved with <br />the allowed height and if the applicant desires a higher height, they could come back before the <br />Planning Commission with that request. <br />Chairperson Bauer stated that it may be a better option to table the request tonight rather than <br />approving the Conditional Use Permit with a lesser height than desired if the applicant is going to <br />come back with a variance. He noted that there seems to be concern with the size and height of <br />the building and asked the applicant for input. <br />Mr. Couch stated that he would not be opposed to the smaller size and height. He stated that he <br />could reduce the building to 40 by 68, which would equate to 2,720 square feet and would have a <br />height of 22.5 feet. <br />Chairperson Bauer noted that 22.5 feet would still require a variance. <br />Mr. Couch replied that he could reduce to 22 feet if needed. He stated that the higher slope assists <br />in reducing the snow load. He noted that proposed slope would also better match the existing <br />structures on his property. <br />Commissioner Johnson asked if the square footage of the proposed accessory building would be <br />in addition to the existing 640 square foot accessory building on the property. <br />Mr. Couch confirmed that would be additional square footage. <br />Commissioner Johnson noted that the total allowed square footage for accessory buildings on this <br />property would be 2,700 square feet and therefore the applicant would still be over that limit by <br />roughly 700 square feet. <br />
