The City .: Comprehensive Plan proposes the extension of 167th Avenue as a collector Street through this :sabdiv~i~ion. The submitted sketch plan is not consistent with this plan. If this sketch plan is to be apprOVed, an adequate alternative location for this East /West collector roadway must be!designated and approved by the City. The proposed plat will be reviewed for park. dedi~cation 'requirements by the Park Commission at a future meeting. Recommendation: The sketch plan reflects that the prop°scd development would comply with City Code if it were eligible for development with municipal s¢~r~zices. The sketch plan Pro_cess provides the Planning Commission and City Council tile opportunity i~o relay to the developer components o£ the proposed subdivision related to street network, lot layout, and overall residential design that are acceptable and that may need furt!~er analysis during preliminary plat submittal. Council Action: Provide the developer with feedback and direction: related to the proposed sketch plan.
