An Environmental Assessment Worksheet <br />(EAW) will be required as a par~ of the preliminary plat submittal. <br /> <br />Current City Code requires density tranSitioningibetween the project area and adjacent rural size <br />lots. A Tree Preservation Plan will be ~reqUired at the time of preliminary plat review and <br />approval. <br /> <br />A traffic generation analysis wiil als° be irequired at the time of preliminary plat review. The <br />sketch plan proposes to provide public aCceSs fram Nowthen Blvd. and 168th Ave. from the east, <br />and Garnet St. from the south. The City .: Comprehensive Plan proposes the extension of 167th <br />Avenue as a collector Street through this :sabdiv~i~ion. The submitted sketch plan is not consistent <br />with this plan. If this sketch plan is to be apprOVed, an adequate alternative location for this East <br />/West collector roadway must be!designated and approved by the City. <br /> <br />The proposed plat will be reviewed for park. dedi~cation 'requirements by the Park Commission at <br />a future meeting. Staff would no.te that. the Park and Trail Plan shows trails through the subject <br />property, both south of Trott BroOk and al6ng N0Wthen Blvd. <br /> <br />The Planning Commission revi .ewed the sketch plan' for Brookfield Addition at its' January 6th <br />and March 3rd meetings, and hi,Id a publiC he~aring on the request for Comprehensive Plan <br />Amendment at the March 3~a ~eetingi Comments. received at the public hearing inCluded <br />concerns about density transitioni road corm~ctio..ns, and traffic, particularly the ability of existing <br />streets to handle increased amounts of traffic, The Planning Commission discussed the request <br />for Comprehensive Plan Amendment and Sketch Plan Review and raised similar concerns. <br /> <br />Recommendation: <br /> <br />The sketch plan reflects that the prop°scd development would comply with City Code if it were <br />eligible for development with municipal s¢~r~zices.
