If Torrens, ~the oWndrls dUPlicate certificates of title, if any, regarding the <br />Property. :~ <br /> <br />An appropriate Federal InCOme Tax reporting form, if any is required. <br /> <br />Such furtho~r affidavi!s of SELLER, certificates of value or other documents <br />as may be reasonably required bY BUYER'S title company in order to record <br />the SELLER'S CloSing Documents and issue BUYER the owner's title <br />insurance policy required bY this Agreement. <br /> <br /> 15. EVIDENCE OF TITLE, EVidenCe of Title. Within ten (10) days after execution <br />of this Agreement, SELLER shal!ifurnish 1}UYER: <br /> <br /> a. An Abstraet of Title~ or Registered Property Abstract, together with proper <br /> searches cOCqering bankruptcy, federal and state judgments and tax liens, real <br /> estate taxes and speci:al assessments. <br /> <br /> b. A commitment for an ALTA owner's policy of title insurance covering the <br /> Property isSUed bY Registered Abstracters Inc. <br /> <br /> c. SELLER rday provides title commitment issued by Registered Abstracters, <br /> Inc. to BUi~R and, iin that case, BUYER waivesfany claim for an Abstract <br /> of Title or Registered Property Abstract. <br /> <br /> 16. EXAMINATION OF TITLE. ;BUYER shall be allowed until the date ten (10) <br />days afier receipt of such title e¢idence':for examination of title and the making of any objections <br />thereto, which objections shall be'.in wdtin~ or th&y will be deemed to be waived. If any objections <br />are so made, SELLER shall be a!lowedun~ti! the date of closing to make such title marketable, and <br />SELLER shall use all reasonable:efforts to !makb such title marketable. <br /> <br /> If said title is not marketable and iS not s° made by the date of closing, as above provided, <br />BUYER shall have the option off' <br /> <br /> a. DEFAULT.
