Provide detail of your cost estimating process and identify what distinguishes your process as <br />compared to other construction managers. <br />Our greatest strength lies in the amount of time we spend on a project prior to construction. By identifying <br />items of concern early we can be proactive and provide solutions before they become issues. Therefore, we <br />undertake an extensively thorough review of the project before it goes to bid. This reduces change orders and <br />provides a more complete building project. <br />Bradbury Stamm's preconstruction process provides for early and aggressive budget estimating which <br />provides our clients with accurate numbers they can use for decision making. Rather than value engineer a <br />building, which usually means cutting items after a project comes in over budget, we prefer to maximize the <br />budget by creating numerous building scenarios throughout the early design phase, incorporating pricing of <br />multiple design elements, selection of varying building materials and establishing an aggressive schedule early <br />in the process. <br />Processes at all stages of estimating from early budgetary estimates to final construction estimates include <br />but are not limited to the following: <br />• Estimates derived and assembled are based on the unique aspects of each project. <br />• Detailed quantity take -offs of the project are assembled as estimates are prepared. The level of detail <br />continually increases as plans are further developed. <br />• We will work with you and the Design Team to establish the project's budget goals early in the <br />preconstruction phase and work throughout the project to achieve those goals. <br />• We will consult and regularly attend meetings with you and the Design Team regarding the selection of <br />materials, methods and equipment. <br />• During budgeting stages we will identify opportunities for enhancing the value of the project at an <br />equivalent cost and/or maintain value while reducing cost through alternate materials and methods.
