SENIOR HOUSING MARKET ANALYSIS <br />See the Planned and Proposed Housing Developments on Page 125 for a summary of recently <br />completed and pending senior housing in the City of Ramsey. <br />Senior Housing Comparison <br />Table S-2 provide a comparison on senior housing and demographics in Ramsey compared to <br />neighboring peer cities in the Metro Area. <br />• Compared to other surveyed peer cities, the City of Ramsey has the highest percentage of <br />people 65 years or older, which account for 19% of the total population in Ramsey. The City <br />of Anoka ranked second, with 17.5% of the population 65+. <br />• In contrast, the City of Ramsey has one of the lowest share of householder ages 65 years or <br />older, accounting for 16.2% of the total households. The City of Champlin had the same <br />share of householders over the age of 64, while the City of Otsego ranked the lowest (12%). <br />• Seniors in Ramsey are relatively affluent in comparison to seniors in neighboring peer cities. <br />The median household income for seniors ages 65 years and older was $57,591 in Ramsey. <br />The only cities that ranked higher were the Cities of Corcoran ($64,205) and Andover <br />($61,544). <br />• Seniors in Ramsey also tend to remain homeowners at later stages in life compared to the <br />neighboring peer cities. 94% of seniors 65 years and older are homeowners, only Dayton, <br />Hugo, and Otsego have higher percentage of seniors remaining homeowners.
