proposed home without having to bring in an inordinate amount of fill. The septic system as well <br />as an alternative site will be located in the rear yard fugher restricting possible locations for the <br />accessory structure. <br /> <br />The proposed detached accessory structure would have an exterior finish that matches the home <br />(stone work and fiber-cement siding) and be constructed with architectural standards including <br />soffit, fascia, and eave overhang. Furthermore, the total square footage of accessory structures on <br />the property would be 1,584. The property is eligible for 1,664 square feet of accessory structure <br />space. The Northfork Architectural Review Committee has reviewed this site plan and has <br />approved it. <br /> <br />Recommendation: <br /> <br />It would be possible to shift the detached garage so that it was parallel with the street. While this <br />wouldn't eliminate the need for a variance altogether, it would reduce the amount of variance <br />requested. However, if a breezeway or trellis were installed between the attached and detached <br />accessory structures, a variance would not even be required because both would then be <br />considered attached to the principal structure. Staff believes this is a reasonable request and <br />recommends approval of the variance application. <br /> <br />Board Action: <br /> <br />Motion to adopt Resolution #05-04- ... adopting Findings of Fact # relating to Jeff & Jill <br />Stevenson's request for a variance to construct an accessory structure closer to the front property <br />line than the principal structure located at 15900 St. Andrews Lane NW. <br /> <br />-and- <br /> <br />Motion to approve Jeff & Jill Stevenson's request for a variance at 15900 St. Andrews Lane NW <br />based on the findings of fact, and adopt Resolution #05-04- declaring terms of the variance. <br /> <br />-or- <br /> <br />Motion to deny Jeff & Jill Stevenson's request for a variance at 15900 St. Andrews Lane NW, <br />based on the findings of fact. <br /> <br />Copies to: <br />Community Development Director <br />Asst.
