Variance Application <br /> <br />Attachment # 1 <br /> <br />This request for a Variance is brought On die to some unique circumstances related to our <br />lot and the development. I have trie~ t~oudine these circumstances below. <br /> <br />Our lot is approximately 1._88 acres, 'Tkere ~s an additional 17 foot boulevard in the front <br />and it butts up to the golf ~urse in tl~e ~, giving it a much larger feel. I am toldthat <br />our lot type is called a Manufactured~ Walk,Out Lot. What this basically mean is that the <br />ground fbr our lot was pre~graded'dariri_g fl/e. original land development to accommodate <br />a home with a walk-out basementi Ia:oar caSe the lot has an 8+ foot drop-off across the <br />entire width of the lot at about. 130 f~et:fro~ the street side curb. <br /> <br />Due to a requirement in ouri development that there be no outside storage of any cars, <br />boats, trailers, motor homeS, or any &her items, we need to build an additional detached <br />garage. [n fact, in our case lhe garage is a mandatory requirement imposed on us by the <br />developments Architectural! Review ~C~mmittee. <br /> <br />With otir need to add a detached garage weyasked our architect to draw it and to come out <br />to see the lot. He agreed thru the cka ,matic ~op-off of the lot would require that we either <br />bring in an unreasonably l~ge amouOt of fill and/or do an unreasonably large amount of <br />landscaping. Both.could be :very expenSive !and not necessarily provide the best solution <br />for the garage, the lot, or the neighborhood; We talked and decided that a better solution <br />would be to set the detach~d garage fo ~r~ard and at about a 45 degree angle to the house. <br />We chose this as our solution beCauSe [t~wi!l minimize the' intrusion of the garage, reduce <br />the driveway size, keep the fill/landsi:apin~'manageable, and remain ascetically pleasing <br />for the neighborhood. · <br /> <br />We t~el that this is a reasonable requ~es}, f0na Variance that is keeping with the spirit and <br />intent of the Ramsey 'City Code due to ithe hct that our lot almost meets the 2 acre rule, <br />we are under the lot size to garage siZelratig, we have the unique circumstances caused by <br />the Manufactured Walk-Out Lot, Wei are Prbviding a minimally intrusive and ascetically <br />pleasing end result for the neighborhood, a~d we already have the approval of the <br />developments Architectural.
