The <br />preliminary plat and site plan have been prepared by Midwest Land Surveyors. We offer the following <br />comments: ' <br /> <br />1. General. The preliminary plat is proposing to develop property located east of Nowthen Blvd., west of <br /> Potassium Street, and south of 157~h Lane. <br /> <br />Zoning. The subject property is zoned R-1 Single Family, City Code alloWs developments to be processed <br />as a Planned Unit Development (PUD), The request to process the subdivision as a PUD relates to the need <br />to address appropriate placement of the detached townhouse and single family lots adjacent to the wetlands <br />and also to implement requirements to protect the wetlands. <br /> <br />The PUD section in .City Code outlines criteria and objectives for the Planning Commission and City <br />Council to consider when reviewing proposed PUD subdivisions. <br /> <br />Density. The R-I District states that density is allowed up to 3 units per acre or 4 units per acre through the <br />PUD process. The preliminary plat is proposing to plat 26 single unit detached townhouse and 16 single <br />family lots for a net density of 2.75 units per acre. <br /> <br />4. Platting. The residential development is proposing a combination of single unit detached town_houses and <br /> single f~mily lots. <br /> <br />Lot Standards. Upon approval of the requested rezoning to PUD, deviations from City Code requirements <br />are permitted.
