Absent: Chairperson Nixt. <br /> <br />Case #7: <br /> <br />Public Hearing - Request for Preliminary Plat Review of Ramsey Meadows <br />5"' Addition; Case of TMH Development <br /> <br />Vice Chairperson Johnson closed the regular portion of the Planning Commission meeting at <br />10:21 p.m. in order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Vice Chairperson Johnson called the public hearing to order atl 0:21 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Trudgeon advised that TMH Development applied for <br />preliminary plat to create 7 single-family urban iots and one outlot on an existing metes and <br />bounds parcel generally located west of 149th Lane and south of 151st Avenue. <br /> <br />Community Development Director Trudgeon noted the subject property is 4.23 acres in size and <br />is surrounded by acreage lots that are serviced by on site septic and well systems as well as <br />properties that are served by City sewer and water. The preliminary plat is proposing to create 7 <br />new single-family lots for a net density of 2.21 units per acre. <br /> <br />Community Development Director Trudgeon pointed out that all the proposed lots meet urban <br />single-family standards for lot width and lot size. The lots will be subject to a 30 foot front yard, <br />30 foot rear yard, and a 6 and 10 foot side yard setback, when determining placement of the <br />future house pads. Staff requested that the developer provide supporting information verifying <br />that setbacks can be met, especially for Lots I, 2, and 3. The plat is showing access being gained <br />from 149th Lane, which is an existing public street. <br /> <br />Citizen Input <br /> <br />Mr. Bob Hartman, 5475 151st Avenue NW, asked if there was going to be sewer and water run to <br />lot A so they can drain the lot on the comer of 151st and Fluorine because there is a lake there <br />that he would like to get rid of. <br /> <br />Community Development Director Tmdgeon stated there will not be any sewer and water run up <br />there and it will remain an outlot.
