Councilmember Olson stressed her preference for detached townhomes, rather than single-family <br />homes. <br /> <br />Councilmember Elvig commented he agrees the detached townhornes-offer more flexibility. <br />Associations can set up covenants the City cannot work with, such as restrictions on fences. <br />These covenants could work well with a greenspace corridor. <br /> <br />Associate Planner Wald requested the residents in the area contact her with any questions. <br /> <br />Case #10: <br /> <br />Request for Final Plat Approval of Alpine Woods 2nd Addition; Case of <br />Oakwood Land Development <br /> <br />Assistant Community Development Director/EDA Executive Director Frolik indicated Oakwood <br />Land Development has applied for final plat approval to re-plat five single-family lots of Alpine <br />Woods into seven .single-family lots as a part of Alpine Woods 2"d Addition. The subject <br />property is generally located on Sunfish Lake Boulevard and 153rd Lane NW. She explained a <br />home that was originally slated to remain after the development of Alpine Woods will now be <br />removed, thus allowing for the creation of two additional lots. A revised Tree Plan has been <br />prepared for this portion of the Alpine Woods plat; a revised plan will be required to include a <br />few addition.al trees on the site. Revised grading and utility plans have been submitted for this <br />portion of Alpine Woods, and are acceptable. She advised there is one outstanding item in that <br />the trail along Sunfish Lake Boulevard was not addressed on the original plan, and this will be <br />required. <br /> <br />Assistant Public Works Director Olson indicated staff is requesting a trail along Sunfish Lake <br />Boulevard extending to Alpine Drive. Anything outside of the plat would be at the City's <br />expense at approximately $12 per lineal foot. This is not included in the development <br />agreement, but staff has talked to the developer and it will be added. <br /> <br />Greg Peterson, representative of Oakwood Land Development, stated it is Oakwood Land <br />Development's policy to fix any mistakes that have been made. They are in agreement with <br />including the trail. <br /> <br />Mayor Gamec asked how the trail would be affected if Sunfish Lake Boulevard is widened. <br /> <br />Assistant Public Works Director Olson replied if CR 5 is widened and it affects the trail, the trail <br />reconstruction would be the responsibility of the City. He explained there have been instances <br />where there has been a widening of 120 feet and the trail did not have to be reconstructed. <br /> <br />· Motion by Councihnember Elvig, seconded by Councilmember Jeffrey, to adopt Resolution//05- <br />02-062 to approve the final plat of Alpine Woods 2"d Addition contingent upon compliance with <br />the City Staff Review Letter dated February 17, 2005 and the Developer entering into a <br />Development Agreement with the City. <br /> <br />P46 <br /> <br />City Council/February 22, 2005 <br /> Page 16 of 31 <br /> <br /> <br />
