F. Experience with Construction Management Firms <br />HCM Architects has worked successfully with Construction Management Firms (CM) to deliver quality <br />projects for public and private sector clients. We understand that our office and our consultants need to work <br />with the Owner and the Construction Management Firm as an integrated Project Team to allow work to flow <br />smoothly and efficiently with the ultimate goal of delivering a Project that exceeds the Owner's expectations, is <br />within budget and on schedule. <br />This is the attitude and approach we will bring to your Project. <br />HCM Architects has worked with Construction Management Firms to successfully deliver a multitude of <br />Public Works projects on schedule and on budget. The City of Ramsey Project appears to have many <br />similarities to those Public Works projects, such as: <br />• Projects which are publicly bid and have a fixed Project Budget. <br />• Projects which have a fixed schedule on multiple phases. <br />• A Project that includes significant new construction of a Facility on a "greenfield" site. <br />• Renovations of occupied existing facilities. <br />Our approach to working with a Construction Management Firm is based on the following principles that will <br />guide our approach to working with your Team: <br />• Always listen. <br />• Clear communication is the key to a successful project. <br />• Provide complete and thorough documents. <br />• Be flexible and receptive to ideas and strategies presented by the Owner and the CM. <br />• Never miss a deadline. <br />The following projects identified below were designed by HCM and completed with a Construction Manager <br />(CM) who was a Project Team Member from the beginning of each project.
