Cotmcilmember Pearson stated he thought water flowed through that area and questioned <br />whcfl~er a road could cross at that point. <br /> <br />Assistant Public Works Director Olson stated that perhaps a box culvert could be considered. <br /> <br />Mr. l,cppcr stated he assumed it would be a box culvert at that point. <br /> <br />Councihncmber Elvig stated there is a need to address the east/west collector to assure good <br />traffic /low. Itc stated people will want quick and easy access to Town Center so a good <br />cast/west collector needs to be created to the west of this property. <br /> <br />Com~nunity Development Director Trudgeon presented a map and described the general <br />north/south and cast/west roadway alignment and points of connection. <br /> <br />Councilme~nber Elvig commented on the commercial sector and asked if it makes sense to look <br />at a strip to the west so this narrow area could be a conduit to another commercial node to the <br />west. l lc pointed out it will create a nice buffer from the railroad and asked if the entire <br />commercial node should be addressed in a commercial master plan. <br /> <br />Mayor Gamcc stated that is a good idea but the staff is busy with Town Center. <br /> <br />Conmmnity Development Director Trudgeon stated staff could facilitate master planning with <br />thc property owner. <br /> <br />Mr. l~eppcr inquired whether he is being asked to take the commercial area out for future <br />consideration. <br /> <br />C(mncihncmbcr Elvig described how a master plan will assure good flow between the <br />commercial areas. <br /> <br />(;ommunity Development Director Trudgeon noted the applicant is on a shorter timeframe to <br />develop the residential areas but may be willing to delay the commercial area to assure it is <br />properly designed. <br /> <br />Mr. l,cpper concurred. He advised that on the eastern portion, the lots will be deeper to create a <br />better butter. <br /> <br />,Ich Brock, 15240 Kangaroo, stated she lives on the comer of Alpine and heard there will be <br />larger lot sizes behind her home. She stated she is concerned if there are four to five houses <br />connecting to her lot. Ms. Brock stated there was no mention of this Pulte project last fall so she <br />did extensive improvements to her home as well as extensive financing. Should she have known <br />about thc Pultc project that includes apartments, she would have sold her house "as is" and <br />moved. She stated she does not object to single-family or townhouses but does object to 18% of <br />the property being apartment buildings. She noted that Alpine is already very busy and asked <br />how much additional traffic will be generated from this project and Town Center.
