CC Regular Session 5. 9. <br />Meeting Date: 02/24/2020 <br />By: Chris Anderson, Community <br />Development <br />Information <br />Title <br />Adopt Resolution #20-029 Approving an Easement Encroachment Agreement for Name Brand Self Storage <br />Ramsey LLC to Install and Maintain a Pylon Sign in a Drainage and Utility Easement at Lot 1, Block 1 Name <br />Brand First Addition (Project No. 19-120) <br />Purpose/Background: <br />Name Brand Self Storage Ramsey LLC (the "Applicant") received Final Plat and Site Plan approval in 2019 for the <br />construction of a new self storage facility on Lot 1, Block 1 Name Brand First Addition (the "Subject Property"). <br />Due to the location and size of drainage and utility easements (the "Easements") on the Subject Property, there is no <br />reasonable area to locate a pylon sign without encroaching into the Easements. The Applicant has requested an <br />Easement Encroachment Agreement to allow a pylon sign to be installed and maintained in the southwest corner of <br />the Subject Property. <br />Notification: <br />Notification is not required. <br />Observations/Alternatives: <br />The Applicant is proposing to construct and maintain a pylon sign that is twenty-five foot (25') tall and ninety-nine <br />(99) square feet in size (the "Sign"). Both height and square footage of the Sign comply with the sign standards for <br />the E-1 Employment District. The Sign would be located in the southwest corner of the Subject Property, <br />approximately ten (10) feet from the western and southern lot lines. The Easement in this area is much larger than <br />the typical width of ten (10) feet due to a regional storm water pond in the vicinity. However, the Engineering <br />Department has reviewed the proposed location of the Sign and determined that, as proposed, it would not impact <br />the designed function of the storm water pond. <br />Funding Source: <br />This request is being handled as part of Staffs regular duties. However, if the Easement Encroachment Agreement <br />is approved, the Applicant will be responsible for recording the document against the Subject Property, including <br />the applicable recording fee. <br />Recommendation: <br />Staff recommends approval of the Easement Encroachment Agreement. <br />Action: <br />Motion to adopt Resolution #20-029 approving an Easement Encroachment Agreement to allow the construction <br />and maintenance of a pylon sign within a drainage and utility easement on the Subject Property. <br />Site Location Map <br />Sign Details <br />Attachments <br />
