The site does not have an assigned address at this time, but is north of 147t' Ln and East <br />of Center Street. The site is approximately 12.07 acres. The Applicant has proposed 23 lots. <br />Zoning: The site is currently located in the R-2 Residential District. The properties to the west and south <br />are located in The COR District (4B Subdistrict - townhomes) and to the north are located in a Planned <br />Unit Development (PUD) District with underlying zoning of R-1 Residential (Rural Developing District) <br />guided for single-family dwellings on private well and septic located on larger lots of 1 to 2.5 acres.). The <br />property to the east and southeast are located in the R-2 Residential District guided for medium density <br />residential. <br />Intent: The intent of the R-2 Residential District is to accommodate attached townhomes, small <br />multifamily buildings, and detached villas with an overall density of 4 — 7 units per acre. <br />
