That the Applicant anticipates the number of customers using the outdoor playing field to <br />range between twenty-five (25) and seventy-five (75) on weekends and no more than <br />twenty (20) during the week. <br /> <br />10. That the outdoor playing field would be used, weather permitting, from 12pm to dusk, <br /> Monday through Sunday. <br /> <br />11. That the Applicant has stated that parking would be accommodated in the rear of the <br /> building, which is asphalted but not striped. <br /> <br />12. That the proposed parking area is immediately adjacent to the loading docks. <br /> <br />13. That the proposed use will/will not be unduly dangerous or detrimental to persons residing <br /> or working in the vicinity of the use, or to the public welfare. <br /> <br />14. That the proposed use will/will not substantially adversely impair the use, enjoyment or <br /> market value of any surrounding property. <br /> <br />15. <br /> <br />That the proposed use will/will not be designed, constructed, operated, and maintained so <br />as to be harmonious and appropriate in appearance with the existing or intended character <br />of the general vicinity and will/will not change the essential character of the area. <br /> <br />16. <br /> <br />That the proposed use will/will not be harmonious with and in accordance with the specific <br />objectives of the Comprehensive Plan since the Comprehensive Plan identifies the Subject <br />Property as Places to Work, which is/is not consistent with the proposed use. <br /> <br />17. That the proposed use will/will not be hazardous to existing or future neighboring uses. <br /> <br />18. That the proposed use will/will not be disturbing to existing or future neighboring uses. <br /> <br />19. That the proposed use will/will not be a substantial improvement to the property. <br /> <br />20. That the proposed use will/will not be served adequately by essential public facilities and <br /> services, such as highways, streets, police and fire protection. <br /> <br />21. <br /> <br />That the proposed use will/will not create excessive additional requirements at public cost <br />for public facilities and services and will not be detrimental to the economic welfare of the <br />community. <br /> <br />22. <br /> <br />That the proposed use will/will not involve uses, activities and equipment that will be <br />detrimental to any persons, property, or the general welfare by reason of excessive <br />production of traffic, noise, smoke, fumes, glare or odors. <br /> <br />The motion for the adoption of the foregoing findings of fact was duly seconded by <br />Councilmember ., and upon vote being taken thereon, the following voted in favor <br />thereof: <br /> <br />RESOLUTION #05-05- <br /> Page 2 of 3 <br /> <br /> <br />
