Horton Homes have submitted a preliminary plat and <br />prelim, inary site plan that shows a total of 78 total housing units (44 row house townhomes and <br />.34 back to back condominium units) to be located in the Ramsey Town Center. The Subject <br />Property is north of East Ramsey Parkway and west of Ramsey Blvd. <br /> <br />The fiJllowing items are enclosed for your review: <br /> <br />a) <br /> <br />c) <br /> <br />d) <br /> <br />Site location map <br />Preliminary Plat Submittal dated March 28, 2005 (1 lx 17 copies included with <br />packet) <br />Architectural Elevations dated March 8, 2005 (11 x 17 color copies included with <br />packet) <br />City Staff Review Letter dated April 15, 2005 <br /> <br />Notilication: <br /> <br />In accordance with City Code, property owners within 700 feet were notified of the public <br />hearing fbr the preliminary plat and site plan. <br /> <br />O b sc rvatio ns: <br /> <br />The preliminary plat is proposing to resubdivide Outlots A and B, Ramsey Town Center 2nd <br />Addition into 78 townhome units and one outlot. A total of 132467 acres are contained within the <br />proposed plat. Approximately 5.688 acres will be used for the proposed townhome units and the <br />public right-of-way [br 146f~' Ave. The newly created oUtlot will be 7.779 acres in size. <br /> <br />Thc property is currently zoned Town Center 4b Neighborhood District (TC-4b). The TC-4b <br />District allows fbr residential uses at a net density of up to 15 units per acre. The preliminary <br />plat shows a net density Of' 13.71 units per net acre. The TC-4b District allows for townhomes <br />and condominiums <br /> <br />q'he prcliminm7 plat shows the residential units contained in 12 separate buildings. (4 four-unit <br />buildings, 3 five-unit buildings, 3 six-unit buildings, 1 eight-unit building, and 2 ten-unit <br />buildings). The units will consist of 44 row-house style townhomes and 34 back-to-back <br />condominium units. All of the proposed units meet the setback and driveway length <br />requirements. The development is. <br />surrounding by public roads (East Ramsey Parkway, Peridot St. 146th Ave., and Rhinestone St.). <br />q'hc priYate streets are all shown to be 24 feet wide and meet City requirements.
