That the subject property is zoned R -1 Rural Residential and is approximately 7.3 acres in <br />size. <br />3. That the subject property is surrounded by R -1 Rural Residential zoning developed with <br />single family homes. <br />4. That Section 9.11.02 of the Ramsey City Code does not permit the construction of accessory <br />structures nearer the front property line than the principal structure. <br />5. That the principal structure on the subject property is approximately 271 feet from the street <br />right -of -way. <br />6. That the Applicants are proposing to construct a garage approximately 217 feet from the <br />street right -of -way line. <br />7. That the City Code allows for a total of 4064 square feet of garage and accessory buildings <br />on the subject property; the proposed garage is 1200 square feet in size; there are two smaller <br />accessory buildings on the property which total 256 square feet and the garage attached to the <br />principal structure which is 576 square feet, for a total of 2,032 square feet of garage and <br />accessory building space. <br />8. That there are special conditions applying to the Subject Property that do not generally apply <br />to other properties in the district; namely the side yards contain wetlands and mature tree <br />growth and that placement of the proposed structure in compliance with applicable provisions <br />of City Code is infeasible. <br />9. That the variance requested is the minimum variance which would alleviate the hardship. <br />14.
