That part of the East Half of the Northwest Quarter, Section 25, Township 32, Range 25, <br />Anoka County, Minnesota, described as follows: <br />Commencing at the southeast corner of said Northwest Quarter; thence on an assumed bearing <br />of South 89 degrees 21 minutes 46 seconds West, along the south line of said Northwest <br />Quarter, a distance of 233.92 feet to the centerline of St. Francis Boulevard N.W. (state trunk <br />highway No. 47); thence northwesterly a distance of 221.52 feet, along said centerline on a <br />nontangential curve concave to the west, radius 1145.92 feet, central angle 11 degrees 04 <br />minutes 34 seconds, chord bearing North 06 degrees 17 minutes 35 seconds West; thence <br />North 11 degrees 49 minutes 52 seconds West, tangent to said curve and continuing along said <br />centerline, a distance of 861.48 feet to the point of beginning of the land to be described; <br />thence South 89 degrees 21 minutes 46 seconds West, parallel with the south line of said <br />Northwest Quarter, a distance of 888.64 feet to the intersection with the west line of said East <br />Half of the Northwest Quarter; thence North 00 degrees 07 minutes 22 seconds West, along <br />said west line, a distance of 757.00 feet; thence North 89 degrees 21 minutes 46 seconds East, <br />parallel with the south line of said Northwest Quarter, a distance of 731.98 feet to the <br />intersection with a line bearing North 11 degrees 49 minutes 52 seconds West from the point <br />of beginning, said line being the centerline of said St. Francis Boulevard N.W. (state trunk <br />highway No. 47); thence South 11 degrees 49 minutes 52 seconds East, along said centerline, a <br />distance of 771.93 feet to the point of beginning. <br />The centerline of said perpetual easement is described as commencing at the intersection of the <br />west line of said East Half of Northwest Quarter with the centerline of Sunfish Lake Drive as <br />dedicated in SUNNY PONDS, Anoka County, Minnesota according to the recorded plat thereof; <br />thence North 89 degrees 23 minutes 41 seconds East, assumed bearing along the prolongation of <br />the centerline of said Sunfish Lake Drive 20.09 feet; thence easterly 21.45 feet along a tangential <br />curve concave to the north having a radius of 295.28 feet and a central angle of 4 degrees 09 <br />minutes 50 seconds to the point of beginning of the centerline to be described; thence North 04 <br />degrees.45 minutes 58 seconds West 60.00 feet and there terminating. <br />Together with a 20.00 foot perpetual easement for drainage and utility purposes over, under, <br />across and through said described property. The centerline of said perpetual easement is described <br />as commencing at said intersection; thence North 89 degrees 23 minutes 41 seconds East along the <br />prolongation of the centerline of said Sunfish Lake Drive 20.09 feet; thence easterly 11.07 feet <br />along a tangential curve concave to the north having a radius of 295.28 feet and a central angle of <br />2 degrees 08 minutes 54 seconds to the point of beginning of the centerline to be described; thence <br />South 32 degrees 47 minutes 22 seconds East 60.00 feet and there terminating. <br />Together with a 20.00 foot perpetual easement for drainage and utility purposes over, under, <br />across and through said described property. The centerline of said perpetual easement is described <br />as commencing at the intersection of the west line of AMBER RIDGE, Anoka County, Minnesota <br />according to the recorded plat thereof, with the centerline of 149th Avenue N.W. as dedicated in <br />said AMBER RIDGE; thence South 11 degrees 47 minutes 30 seconds East, assumed bearing, <br />along the west line of said AMBER RIDGE a distance of 1,004.90 feet to the point of beginning of <br />• <br />• <br />• <br />
