• EXHIBIT A PARCEL 1 A perpetual easement for roadway and utility purposes over, under, across and through part of the following described property: ( That part of the Northeast Quarter of the Southwest Quarter of Section 25, Township 32, Range 25, Anoka County, Minnesota that lies west of the centerline of State Trunk Highway No. 47 as laid out and traveled and north and northeast of the centerline of County State Aid Highway No. 5 as laid out and traveled. Said perpetual easement being that part of said described property described as follows: Beginning at the intersection of the north line of said Northeast Quarter of Southwest Quarter with a line run parallel with and distant 110.0 feet westerly of the easterly line of St. Francis Boulevard Northwest (State Trunk Highway No. 47) as dedicated in AMBER RIDGE, Anoka County, Minnesota according to the recorded plat thereof; thence southerly 94.23 feet along the prolongation of said parallel line having a radius of 1,085.92 feet and a central angle of 4 degrees 58 minutes 18 seconds; thence South 4 degrees, 20 minutes 12 seconds West assumed bearing, tangent to said curve 537.34 feet; thence southerly 188.14 feet along a tangential curve concave to the east having a radius of 2,361.82 feet and a central angle of 4 degrees 33 minutes 51 seconds; thence South 48 degrees 10 minutes 21 seconds West, not tangent to said curve, 36.30 feet; thence northwesterly 358.87 feet along a non - tangential curve concave to the north having a radius of 596.17 feet and a central angle of 34 degrees 29 minutes 23 seconds to its intersection with the northerly right -of -way of County State Aid Highway No. 5 (Nowthen Boulevard); thence southeasterly along said northerly right -of -way to the westerly right -of -way of State Trunk Highway No. 47 (St. Francis Boulevard Northwest); thence northerly along said westerly right -of -way line to the north line of said Northeast Quarter of Southwest Quarter; thence west along said north line to the point of beginning. AND A 15.00 foot temporary easement for construction purposes over, under, across and through part of the following described property: That part of the Northeast Quarter of the Southwest Quarter of Section 25, Township 32, Range 25, Anoka County, Minnesota that lies west of the centerline of State Trunk Highway No. 47 as laid out and traveled and north and northeast of the centerline of County State Aid Highway No.5 as laid out and traveled.
