All final plans must be certified by an architect or engineer. <br /> <br />No light standards are shown on the plan. If lighting is <br />proposed for the parking lot, it shall be arranged so as to <br />deflect light away from Highway 10 and 169 and 138th Avenue. <br /> <br />The plan indicates the building will be painted rockface <br />concrete block. Subsection "C", dealing with architectural <br />control in Chapter 170.016F (B-i), states "All exterior wall <br />finishes shall be: (c) specifically designed precast concrete <br />units whose surfaces have been integrally treated with an <br />applied decorative material or texture". Painted blocks are <br />not "integrally treated". <br /> <br />The proposed building meets the required setbacks. However, <br />we would recommend that the display area adjacent to T.H. <br />No. l0 be setback 10 feet from the lot line which is the width <br />of the utility easement. <br /> <br />The access drive is shown as 20'. <br />widened to 24~ and striped. <br /> <br />This drive should be <br /> <br />The total building square footage is 1,440 square feet with <br />approximately 860 square feet of retail space and one service <br />shop bay. A total of seven (7) parking spaces are required <br />for employees and customers based on the retail space of the <br />building. In addition, one parking space for each 10 autos <br />displayed must be provided.
