Hakanson <br />Anderson <br />Assoc., inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />Apri[L 24, 1990 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Blvd. N.W. <br />Ramsey, MN 55303 <br /> <br />Sketch Plan Review of <br />Boike Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced sketch plan which is located <br />in the R-iR Residential rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />sketch plan: <br /> <br />The proposed plat consists of two lots with one being 27 acres <br />and the other lot being 10 acres. All of the lots will meet <br />the minimum width requirement of 200 feet for road frontage. <br /> <br />20 Access to Lots 1 and 2 will be from Llama Street N.W. <br /> <br />Llama Street is currently a gravel street with 39 feet of <br />right-of-way. We would recommend that 33 feet of right-of- <br />way be dedicated on the east side of this plat for the future <br />improvement of Llama Street. We would also recommend that at <br />the time of upgrading Llama Street, that it be centered on the <br />quarter section line. It is anticipated that the upgrading <br />will be accomplished as an assessed project at a later date. <br /> <br />Based on the Anoka County Soil Survey, soil on the plat is <br />Hubbard coarse sand.
