North Fork is requesting that the <br />required front footage for lots be reduced from 200 feet to 160 feet. It is our <br />understanding that part of the rationale for the front footage requirement of 200 <br />feet in u~lsewered areas was to anticipate the advent of city sewer and the expected <br />further subjivision of lots. North Fork has included in its homeowners' documents <br />specific prohibitions against the further subdivision of lots and has generally <br />required, for architectural approval, that homes be located in the center of lots. <br />Moreover, such a reduction would appear to make Northfork's front footage requirements <br />simiiar to front footage requirements..~mposed on certain other unsewered PUDs <br />approved in 1989. <br /> <br /> The City's Shoreland Ordinance requires that lots within 1000 feet of the <br />high wate~ mark on any lake (in this case Lake Itasca) have 200 feet of frontage <br />and 80,000 square feet of area. The proposed concept plan follows these require- <br />ments. It is our understanding that this requirement is based upon DNR regulations. <br />North Fork will be reviewing the applicability of these requirements with the <br />DN~ prior to the Concept Hearing. <br /> <br /> Lot Size. North Fork is requesting a reduction from the 2.5 acre average <br />lot size presently required of the PUD. The average lot size of the lots included <br />in the submitted maps are as follows: <br /> <br />Less than one acre <br />1.O0 to 1.25 acres <br />1.25 to 1.50 acres <br />1~50 to 1.75 acres <br />1.75 to 2.00 acres <br />2.00 to 2.25 acres <br />2.25 to 2.50 acres <br />Over 2.5 acres <br /> <br /> 1 <br /> <br />6 <br /> <br />12 <br /> <br />22 <br /> <br />42 <br /> <br />17 <br /> <br />~5 <br />4 <br /> <br /> The average lot size for all 119 lots is 1.85 acres. Wherever possible the <br />Jots are at least 175 feet by 3.50 feet. Each lot has well in excess of the .625 <br />acres (27,225 square feet) of class 1 Buildable soils.required by the City. <br /> <br /> '[he reduction in lot size would allow for the elimination of certain easements <br />which otherwise would have had to be conveyed to the golf course to allow for appro- <br />priate play. As we had previously discussed a 500 foot deep lot might have to have <br />a 100 foot easement over its back lot line. Such easements clearly complicate title <br />to lots and could cause tax and insurance problems. The reduction in lot size would <br />~ppear to make Northfork's lot size requirements similar to lot size requirements <br />imposed on certain unsewered PUDs approved in 1989. <br /> <br /> Density. North Fork is requesting a modest increase in density. In part this <br />increase in density is desired to help defray the considerable cost North Fork has <br />incurred in obtaining a quality golf course. Any requested increase in density would <br />result in an overall density considerably less than densities approved for certain <br />unsewered PUDs approved in 1989. _~/ <br /> <br /> <br />
