32 <br />Future Land Use Descriptions <br />Rural Developing (RD) <br />Areas guided Rural Developing are those areas that may be developed utilizing private utilities. <br />These areas are expected to develop at a minimum of 1 unit per 10 acres and a maximum of 1 unit <br />per 2.5 acres. <br />Low Density Residential (LDR) <br />Areas guided Low Density Residential must have urban services before development can take place. <br />These areas are expected to develop at a minimum of 3 units per acre and a maximum of 4 units per <br />acre for an average of 3.5 units per acre and contain single family, detached dwellings. <br />Where Low Density Residential is directly adjacent to areas guided Rural Developing that contain <br />2.5 acre lots, strategies for density transitioning will be employed. This means that while an area of <br />Low Density Residential may average three (3) units per acre, those lots directly adjacent to 2.5 <br />acre lots will be required to provide an effective transition that maintains the existing character of <br />the neighborhood. Screening methods, such as landscaping must also be employed to transition <br />between very low -density areas and urban lots. <br />Medium Density Residential (MDR) <br />These areas are within the MUSA and intended to receive medium density housing including lower <br />density multi -family housing and higher density single-family housing. These areas are expected to <br />develop at a minimum of four (4) units per acre and a maximum of eight (8) units per acre. Average <br />density will be six (6) units per acre. Medium density detached single-family is becoming an <br />increasingly popular development pattern for Ramsey. <br />High Density Residential (HDR) <br />These areas are within the MUSA and intended to accommodate multi -family housing such as <br />townhomes and apartment buildings. These areas are expected to develop at a minimum of ten <br />(10) units per acre and a maximum of fifteen (15) units per acre. The average density will be 12.5 <br />units per acre. <br />Mixed Use (MU) <br />Mixed Use areas may include a combination of residential, commercial, light industrial, open space, <br />and a transit hub and are broken into the following three categories: <br />Mixed Use (Low). Areas guided as Mixed Use (Low) are expected to develop at a minimum of five <br />(5) units per acre and a maximum of fifteen (15) units per acre. It is expected that 50% of the land <br />area will be developed as residential. <br />Mixed Use (Medium). Areas guided as Mixed Use (Medium) are expected to develop at a minimum <br />of eight (8) units per acre and a maximum of twenty-five (25) units per acre. It is expected that 50% <br />of the land area will be developed as residential. <br />Mixed Use (High). Areas guided as Mixed Use (High) are expected to develop at a minimum of <br />fifteen (15) units per acre and a maximum of seventy-five (75) units per acre.
