development. He stated they are proposing 165 units and they could have 222 units under the <br />regulations. By spreading out the density, they will be able to develop larger, more expensive, <br />quality hr)roes than if they had a higher density. He stated in Brookfield they could put 378 units <br />but they are 235 units. <br /> <br />Mr. Bud Augst, 15700 Traprock, stated he was responding to some of the amendments requested <br />by Mr. Peterson to change the Comprehensive Plan. He stated the City of Ramsey rezoned these <br />areas seven months ago. He read from the Comprehensive Plan regarding the suggested <br />amendments. He stated Mr. Peterson is planning on filling in wetland and will be removing at <br />least seventy-five percent of the trees and will be disrupting the wildlife in the area. He stated <br />another th lng Ramsey's Comprehensive Plan mentioned was to protect the community in regards <br />to residential development. He stated this development will bring on external stresses such as <br />noise, lraffic and pollution. <br /> <br />Mr. Augst stated the Comprehensive Plan indicated in rural areas, homes are limited to one per <br />every ten acres and Mr. Peterson wants to put in more than that. <br /> <br />Mr. Jim (;ouch, 15800 ]'raprock Street wanted to commend Mr. Peterson because he did have a <br />neighborhood meeting. He stated with the removal of the lead, a third of the area will be <br />excavated and with the excavation, there will be airborne particles and he would like to see air <br />and water monitoring while doing this. He mentioned the impact the traffic will have on the <br />re'ca. I Ic stated the traffic pattern has not been addressed and needs to be corrected. <br /> <br />Mr. Couch stated it has been thirty-seven years and Traprock has not gone through and he does <br />not fccl it should go through for safety reasons. He thought this should remain a cul-de-sac. <br /> <br />Mt-. Couch stated they moved to Ramsey for the wetlands and open space and they will be forced <br />t() move out further to recapture that feel. <br /> <br />Mr. Mark Heule, 7262 162nd Lane NW, thought the homes will be jammed in the area and will <br />not fit the neighborhood. He stated he did not see the buffer zone and was against this <br />dcvclc~pmcnt. <br /> <br />Mr. Dick Chinch, 6900 168th Avenue, stated Mr. Peterson is a respected individual in the <br />neighborhood of developers. He thought Mr. Peterson has developed the developments he has <br />done very nice. He stated his issue was the Gun Club area, Sweet Bay Ridge, has some safety <br />issues that are at hand and he thought it was important for Ramsey to take a look at this. At this <br />time, as a registered voter, he was requesting the Planning Commission to not approve the <br />rczoning or sketch plan for Sweet Bay Development in its present stage. <br /> <br />Mr. [~es Webb, 15540 Traprock Street, stated at the meeting last night, the general consensus was <br />they did not want to have Traprock opened; it was not so much against the development. He did <br />m)t think it was a good idea to open this up to more traffic.
