The preliminary plat consists of one sheet dated March 15, 2005, <br />2004. Staff offers the lbllowing comments: <br /> <br />General. The City of Ramsey and Ramsey Town Center LLC are proposing t0- <br />resubdivide several outlots of the Ramsey Town Center Addition Plat into new lots in <br />order to facilitate the construction of the Ramsey Municipal Center and associated <br />parking ramp. The plat will also create a lot for retail ~liner stores in front of the <br />parking ramp and create new outlots in accordance with the First Amendment to the <br />Ramsey Town Center Master Development Agreement. <br /> <br />9 <br /> <br />Zoning. All of the land contained in Ramsey Town Center 5® Addition. is zoned TC- <br />I Town center Mixed-Use Core. <br /> <br />Lots. The plat will create two lots, two outlots and the right-of-way for Sapphire <br />Street out of existing outlots. Lot 1, which will contain the Ramsey Municipal Center <br />and the parking ramp will be 5.323 acres in size. Lot 2, which will be developed as <br />liner retail along Sunwood Drive, will be 0.364 acres. Outlot A, which is the possible <br />location of a movie theater, is 2.203 acres in size. Outlot B, the potential site for a <br />community/fitness center is approximately 4 acres. The First Amendment to the <br />Master Development Agreement identified the area contained in Outlots A and B as <br />an "option property" that the City can acquire to assist in the future development of <br />the properties. This plat just creates them as outlots to facilitate a future real estate <br />transaction. <br /> <br />Access :md Streets. The proposed.plat creates the right-of-way of Sapphire Street, <br />which will be constructed as part of the Ramsey Municipal Center. Civic Center <br />Drive, ah'eady dedicated right-of-way, will be constructed by the City as part of the <br />Phase II roadway plan. <br /> <br /> <br />
