take care of the problem. He indicated they all agree it is a nice looking product, and if he were
living in a single-family home he would not mind looking at row homes across the street versus
thc more dense looking court houses.

Commissioner Brauer indicated that it would be nice if there was more green space, also. He
stated hc realizes they are dealing with economics, but a central green area for all of this might
also make a nice transition from the single-family to dense housing. He added he likes the ponds
and with trails it would be a nice place to live.

~lenny Brock, 15240 Kangaroo indicated she lives on the corner of Alpine and Kangaroo. She
stated she just spent a lot of money remodeling her home, and when she was here for the traffic
meetings there was no mention of this development. She noted if there had been, she would have
sold her home and left rather than remodel. She indicated she does not want 66-foot lots behind
her, stating the traffic is already bad enough. She stated if all those homes go behind her with
tral'fic and traffic lights she will be awake all night. She indicated there was no mention of this at
the trat'fic ~neetings, and a lot of people would have liked to hear about it before now.

Ms. Brock asked how many units would be in each of the apartment buildings.

Chairperson Nixt stated they all share the same concern for density in the northwest corner. He
indicated the Planning Commission is trying to move away from the 66-foot lots and use a
different type of development format without the impact on Ms. Brock's property.

Chairperson Nixt noted that a typical lot width is 80 feet, so there could potentially be three to
Ibm-hem es abutting her without any intervention from the Planning Commission whatsoever.

Ms. llrock reiterated that if this was brought up before she remodeled her home, she never would
have done that.

Chairperson Nixt stated that you have to assume that with the zoning that is currently on the
property adjacent to Ms. Brock that the possibility of development is there. It cannot stay
undeveloped land forever.

Ms. Ilrock indicated she has seen some of the Pulte Homes, and they seem like nice homes. She
stated her concern is with the density of homes behind her.

Chairperson Nixt noted that the Planning Commission agrees, and Ms. Brock heard them all
comment on the same thing tonight. He stated they will continue to address those concerns as
this moves forward.

Ms. Ilrock stated if you take that many units, and put several people in each unit, there could be
1000's (if'people behind her.

(",hairpcrson Nixt noted the City will see considerable growth over the next few years.

Planning Commission/March 10, 2005
