5. That the surrounding properties to the west, south, and southeast are also zoned R- <br />1 Residential (MUSA), and the properties to the east and north (across Riverdale <br />Drive) are zoned E-1 Employment District. <br />6. The Subject Property is 0.25 acres in size. <br />7. That the Permittee has requested a reduced setback of ten (10) feet from adjacent <br />residential properties to accommodate outdoor storage on the Subject Property. <br />8. That the Permittee is proposing to utilize the Subject Property for outdoor storage <br />of equipment and vehicles related to Country Side Services of Minnesota, Inc., <br />which operates at 6228 Highway 10 NW. <br />9. That the Subject Property is already being utilized for outdoor storage <br />intermittently. <br />10. That there is an existing chain link fence on the Subject Property. <br />11. That the Permittee has agreed to install/affix a mesh fabric screening material to the <br />existing fence adjacent to the residential properties to improve screening. <br />12. That there are some existing trees along the southern lot line but additional <br />landscaping will need to be installed there and along the western lot line to provide <br />additional screening from the residential lots. <br />13. That the Permittee has agreed to install curb and gutter around the perimeter to <br />demark boundaries of outside storage area. <br />14. That the Permittee has agreed to provide an asphalt surface for the entrance <br />(driveway) and a portion of the area of outside and has requested permission to <br />utilize recycled asphalt millings for the other portion for off-loading of heavy <br />equipment and track equipment. <br />FINDINGS OF FACT <br />1. That the reduced setback for outdoor storage will not impair an adequate supply of <br />light and air to adjacent property. <br />2. That the reduced setback for outdoor storage use will not unreasonably increase the <br />congestion on the public street. <br />3. That the reduced setback for outdoor storage will not have the effect of allowing <br />any use prohibited in the E-1 Employment District. <br />RESOLUTION #18-251 <br />Page 2 of 5 <br />
