Seller at a price not to exceed $230,000 on legal terms and conditions as approved by the City <br />Attorney. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Elvig, to authorize a Purchase <br />Agreement to acquire Lot 1, Block 1, River's Bend Plaza 2nd Addition for a purchase price not to <br />exceed $230,000, subject to City Attorney approval as to form and content of terms and <br />conditions. <br /> <br />1;urther discussion: Councilmember Jeffrey asked if cleanup of the site will be addressed in the <br />Purchase Agreement. City Attorney Goodrich answered in the affirmative and stated the City <br />needs to be sure excavation can occur so the property can be developed. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Elvig, Jeffrey, Pearson, <br />and Strommen. Voting No: None. Absent: Councilmember Olson. <br /> <br />Case #11: Acquisition of Lot 1, Block 2, Gateway North Industrial Park <br /> <br />City Attorney Goodrich reviewed that the EDA and City Council had directed staff to facilitate <br />deYelopmcnt and redevelopment activity and to acquire properties in the City's Development <br />District No. 1 as willing sellers put their properties on the market. In November, the property <br />located at 7060 143rd Avenue NW was put up for sale on the open market. Staff obtained an <br />appraisal and an enviroinnental assessment of the property and presented an offer of $170,000 for <br />the property contingent on City Council approval. In addition to the stated purchase price, an <br />additional $30,000 will be paid to the property owner for relocation. The acquisition of this <br />property would be funded entirely through a Community Development Block Grant (CDBG) that <br />was approved by the City Council on January 12, 2005. Staff feels that the acquisition of this <br />property is consistent with the development program of Development District No. 1 and will <br />promote quality development on the site. The property owner has been advised of possible <br />relocation qualifications and benefits, and accepted the proposed payment amount. Staff is <br />requesting that the City Council approve the purchase agreement for the subject property. <br /> <br />Councihnember Cook asked if there are any clean-up concerns. <br /> <br />City Attorney Goodrich advised that the environmental study indicated no clean-up is needed. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Jeffrey, to authorize a Purchase <br />Agreement to acquire Lot 1, Block 2, Gateway North Industrial Park, subject to City Attorney <br />approw~l as to form and content of terms and conditions. <br /> <br />Motion carried.
