previous case, the project should be developed as an industrial usage, however, long range <br />planning suggested that the City should look at a more comprehensive approach to the land use <br />for all of the property south of the railroad tracks and north of Highway #10. Staff recommended <br />that the City get involved with the Darkenwald prospect for possible negotiations with <br />underutilized properties along Highway #10 so as to bring about a more comprehensive <br />development of the entire area east of Elk River that lies south of the raikoad tracks and north of <br />Highway #10. <br /> <br />Motion by Member LeTourneau and seconded by Member Blaha recommending the City <br />Council direct staff to begin negotiations with property owners along Highway #10 so as to <br />coordinate with the Darkenwald development project in order to redevelop the underutilized <br />property along Highway #10. <br /> <br />Motion carried. Voting Yes: Vice-Chairperson Scheiber, Members LeTourneau, Blaha, <br />Anderson and Riley. Voting No: None. Absent: Members Wagner and Zimmerman. <br /> <br />Case #4: Industrial Project Updates <br /> <br />· Waste Management IndustrialProperty <br /> <br />City staff has been negotiating with Waste Management for the 44.6-acre site south of the former <br />Anoka-Ramsey Landfill, for industrial purposes. Staff has marketed the site as the "Sunfish <br />Business Park". Waste Management has tentatively agreed to sell the property in two separate <br />phases, beginning with 50 percent at closing in October 2001, and the balance paid in November <br />2002. The purchase price for the property is $1,657,925. <br /> <br />In a related matter, staff informed the EDA that new negotiations were in its final stages for <br />industrial prospect to build a 185,000 square foot industrial facility in the northwest portion of <br />the Waste Management site. Staff informed the EDA that it would be requesting City Council <br />authorization to purchase the 44.6-acre Waste Management property in order to develop Sunfish <br />Business Park. <br /> <br />· St. PaulTerminals Project <br /> <br />City Administrator Norman gave an update of the new owner of Danny's Tranny's operation for <br />the larger redevelopment project. The project would include acquisition of three separate <br />properties to the east of St. Paul Terminals, and includes the sale of land for industrial uses north <br />of 141st Avenue, to the west of Basalt Street, for industrial purposes. <br /> <br />· Kenko/Alloy Recovery <br /> <br />City Administrator Norman also provided an update of the negotiations with the property owners <br />of Alloy Recovery and other properties to the west of the current City Public Works facility. <br />This project would include the eventual relocation of Kenko Construction, which was displaced <br />in the recent construction of 141st Avenue as part of the Gateway Industrial Park No. 5 (Makens <br />Property) project.
