CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF PEHLKE ESTATES: <br />CASE OF DAVID AND BETTY PEHLKE <br /> By: Principal Planner Patrick Trudgeon <br /> <br />Background: <br /> <br />David and Betty Pehlke are requesting sketch plan review of a minor subdivision to plat <br />three existing lots of record and Outlot A of Ramsey Meadows 2na Addition into three <br />lots; two urban residential lots, and an existing homestead served With private Well and <br />septic system <br /> <br />Notification: <br /> <br />City Code does not require a public hearing for minor subdivisions. However, the property <br />owner also has to rezone the property from R-1 Rural Residential to R-1 Urban <br />Residential, therefore property owners within 350 feet of the Subject Property are aware <br />of the proposed subdivision. <br /> <br />Observations: <br /> <br />The two lots that will receive public sewer and water meet the minimum area and <br />dimensional requirements for urban residential lots. The existing homestead lot has <br />private sewer and well. The existing homestead lot is currently 140 feet wide. The R1-U <br />Zoning District requires that lots receiving private sewer and water be 200 feet wide. The <br />existing homestead is an existing non-conforming lot in regards to lot width. After <br />platting, the homestead lot will be 160 feet wide, which will lessen the non-conformance. <br />The City Attorney has reviewed this issue and indicates that a variance is not needed since <br />the plat will bring the existing lot closer to conformance. <br /> <br />The two new single-family lots will be reqUired t° pay sewer and water trunk and lateral <br />fees as well as stormwater management and trail fees. <br /> <br />The Park Commission will be reviewing the plat on January 11,. 2001. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Proposed subdivision <br />City Staff.Review Letter dated December 28, 2000 <br /> <br /> <br />
