CASE # <br /> <br />REQUEST FOR SITE pLAN REVIEW; <br />CASE OF MARTIN EDM <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Shawn Martin of Martin EDM has applied for site plan review for the development of an <br />ct:'fice/manuf~cturing facility on the property located south of 141st Avenue and west of <br />Azurite Street. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 29, 2005 <br /> <br />Notification' <br /> <br />Site ['lans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 10,000 square foot office/manufacturing facility. <br />Thc subject property is 1.3 acres in size and is zoned E-1 Employment; the proposed use <br />is permitted within the district. <br /> <br />The site plan is meeting or exceeding all required setbacks. Lot coverage has been <br />calculated at 17%, which is under the 45% maximum lot coverage restriction established <br />in City Code. The site plan is subject to a total of 15 parking stalls and 17 stalls are being <br />provided. <br /> <br />The ['acility will derive access from Azurite Street. <br /> <br />The proposed exterior building materials will consist of rock face concrete block, which <br />ct)replies with City Code. <br /> <br />Thc grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Sta~'f' Review Letter. <br /> <br /> landscaping plan is generally acceptable in accordance with the City Staff Review <br />Lctt::r. <br /> <br />Recommendation' <br /> <br />City Staff' recommends site plan approval contingent upon compliance with City Staff <br />Review Letter dated April 29, 2005. <br /> <br /> <br />
