CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW; <br />CASE OF SHARP AND ASSOCIATES <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Sharp and Associates has applied for site plan review for an expansion to RJM/General <br />Paper Products existing facility. RJM is currently located at the intersection of 143ra <br />Avenue and County Road #116 (Bunker Lake Blvd.). <br /> <br />The following items are enclosed for your information:· <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 29, 2005 <br /> <br />Notitication: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The site plan is proposing to construct a 34,368 square foot office and warehouse addition <br />onto RJM/General Paper Product's existing 42,048 square foot facility. The subject <br />property is 4.5 acres in size and is zoned E-2 Employment; 'the proposed addition is a <br />permitted use in this district. <br /> <br />'['he site plan is exceeding all required setbacks. Lot coverage has been calculated at 39%, <br />which is under the 45% maximum lot coverage restriction established in City Code. The <br />site plan is subject to a total of 95 parking stalls and only 88 stalls are being provided. <br />Thc site plan will need to be revised to comply with City Code or the developer will need <br />to justify why the required 7 parking stalls are not needed in this case. <br /> <br />No new accesses are proposed. <br /> <br />Thc proposed building addition will consist of exterior materials that will match the <br />existing building, which consists of rock face concrete block. <br /> <br />Thc grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Staff: Review Letter. <br /> <br />The landscaping plan is generally acceptable in accordance with the City Staff Review <br />Letter. <br /> <br />Recommendation: <br /> <br />City Stal"f recommends site plan aPproval contingent upon compliance with City Staff <br />Review Letter dated April 29, 2005. <br /> <br /> . 25 <br /> <br /> <br />
